🌷3 Spring Homeowner Mistakes That Could Cost You Big

Spring in Castle Rock is a vibe—the sun's out, the trails are calling, and everything feels fresh and full of possibility. But before you jump into patio season and flower shopping, it’s time for a quick check-in with your home.

As a real estate agent who’s seen it all (yes, even the flooded basements and busted A/C units), I can tell you—spring is when small homeowner oversights can snowball into big, expensive problems.

So here are 3 springtime mistakes I see far too often—and how to avoid them like the savvy homeowner you are:


1. Ignoring Your Gutters
I get it—cleaning gutters is about as exciting as watching paint dry. But clogged gutters can cause water to back up into your roof or foundation, leading to damage you really don’t want to deal with (or pay for). A quick clean-out could save you thousands.

Pro Tip: Do a gutter check after every major windstorm (yes, I’m looking at you, Douglas County gusts).


2. Planting Too Close to Your Foundation
Those spring flowers may look gorgeous along the side of your home, but over time, the roots from bushes and trees can damage your foundation—or even sneak their way into your pipes. Yikes.

Pro Tip: Keep plants at least 2–3 feet away from your foundation, and always check root growth potential before planting anything permanent.


3. Skipping the A/C Tune-Up
There’s nothing worse than the first 85-degree day in Castle Rock—and realizing your A/C decided to retire early. Most systems need at least a yearly check-up to keep things cool and efficient.

Pro Tip: Schedule your service early—before HVAC companies are booked solid!
