It’s one of the clearest ways to understand who has the advantage—buyers or sellers.

Here’s the simple rule:

  • 0–3 months → Seller’s market
  • 3–4 months → Balanced / transitional
  • 4+ months → Buyer’s market

  • Douglas County: ~3 months
  • Castle Rock: ~3.5 months
  • Highlands Ranch: ~2.2 months
